Angela handles staging, paint, and finish decisions. We coordinate the trades and you approve the list — no surprise invoices, no work that won’t return what it costs.
The price
Built from comparable sales, current competition, and absorption in your specific submarket — and we show you the math. If your number and ours differ, you’ll know exactly why.
The market
Professional photography, a launch plan, and showing feedback you actually receive. Then we negotiate — repairs included, which is where most sellers give back the money they gained on price.
The readiness review
Know what the inspector will find, before the buyer does.
Before we list, you get a written review of the issues likely to surface in inspection and underwriting — and what each one typically costs to address now versus concede later.
It’s the difference between negotiating on your terms and negotiating on theirs. Most sellers see the repair request for the first time after they’re emotionally committed to a closing date. Ours don’t.

What should I fix before listing?
Less than most agents tell you, and different things. Cosmetic updates that photograph well and anything a lender or inspector will flag are worth doing. Kitchen remodels three weeks before listing almost never are. The readiness review gives you the specific list for your house.
How long will it take to sell?
It depends on price band and location more than anything else. We’ll give you the current days-on-market figure for your specific submarket at the walkthrough, not a market-wide average that doesn’t describe your street.
What does it cost to sell?
Commission, attorney fees, deed stamps, prorated taxes, and any repair concessions. We put a written net sheet in front of you before you sign anything, so you know what you walk away with.
Should I sell before I buy?
Usually, in this market — contingent offers compete poorly. But there are financing structures that let you move first, and whether they make sense depends on your equity and your lender. We’ll walk through both paths.
What happens after we’re under contract?
Inspection, repair negotiation, appraisal, loan underwriting, then closing. Each milestone lands in your client portal as it’s completed, with dates and what’s next.
